Purchased in 2017, Emerald Plaza is the Team’s second Downtown San Diego high-rise acquisition. The iconic “gem” of San Diego’s skyline is 375,421 sf and is 30-stories tall. The team repositioned the asset with over $8mm in capital improvements including: new lobby, upgraded restrooms, and upgraded building systems (including modernized elevators); the Team has also managed over $14mm in tenant improvements. The asset management team took project occupancy from 70% to a peak occupancy of 92%.
