Jeff Givens - Managing Partner

Mr. Givens is the Managing Partner of Emerald Real Estate Partners, bringing over 25 years of extensive real estate experience, with a specialization in acquisitions, management, development, and redevelopment across office, industrial, and land sectors.  His extensive background includes being a top performing Southern California broker with a focus on San Diego and the Inland Empire.  Additionally, he spearheaded the land acquisition and sale as a State Park of the 1,000-acre Funt Ranch located in Big Sur, CA on behalf of a privately owned syndication group.  

Before founding Emerald Real Estate Partners, Mr. Givens served as a Partner at Kearny Real Estate Company, where he led a successful downtown San Diego team in notable value add projects which included the purchase of 530 B street, the first ever CBD office acquisition for Kearny Real Estate.  Additionally, he lead the team in the $95 million dollar acquisition of Emerald Plaza where he has overseen $15 million in building improvements projects as well as the lease up of 100,000+ sf of vacant office suites.  

Throughout his tenure at Kearny Real Estate, Mr. Givens has played a pivotal role in a variety of projects stemming from the master development of Otay Crossing Commerce Park, a 311 acre green field development located in Otay, CA.  Noteworthy projects included a $15 million build to suit on behalf of McKinney Trailers and a $25 million forward development on behalf of Cabot Properties which included 150,000 sf of industrial buildings on 10 acres.  Mr. Givens lead the successful close-out of the Otay Crossings Commerce Park by way of a re-capitalization of the final 26 acres under a joint venture with Morgan Stanley Real Estate.  His leadership of this endeavor has led to the development of the $100 million Otay Border Crossings (OBX) project, which encompasses 350,000 square feet of speculative industrial facilities designed to meet the growing demand for logistics and distribution space in the San Diego/Mexico border region.

Mr. Givens will lead a team at Emerald Real Estate Partners that currently manages 1.5 million sf of industrial facilities on behalf of notable institutional Partners including PCCP and Morgan Stanley.  Additionally, he has provided real estate consulting services to the Pechanga Indian Tribe.

A licensed California real estate broker and a member of the San Diego SIOR chapter, Mr. Givens holds a B.A. from Dartmouth College.
