Originally acquired in 2007, the 311 acres were master planned and ultimately subdivided into 23 lots. Over the course of 17 years, the project was entitled, designed, constructed, and sold off through lot sales. The final lot sale occurred in 2023. Major accomplishments included:
- Completion of Supplemental EIR, Tentative Map, and four Final Maps
- Creation and formal agency approvals of 229 mitigation acres
- $7.5mm mitigation credit sale to Amazon
- Successful negotiation and sale through condemnation, 120 acres, $35 mmto Caltrans
- 51 acres, $27.7mm landsale to County of San Diego
- 140 acres sold (23 lots) -$129.8 mmin transactions
